Our Fees

Our fees for residential conveyancing are based on a fixed fee, taking into account various factors, such as whether a property is freehold or leasehold, whether it is a newbuild property, whether you have a mortgage to redeem or require one for your purchase, whether you are using Help to Buy financing and the value of the property.

An illustrative example of our costs for a freehold property, being sold at £300,000 with a mortgage to redeem with a high-street lender are £815 plus VAT (which includes a fee charged to provide a bank transfer to redeem the mortgage). Disbursements payable to third parties are anticipated to be those payable to the Land Registry to obtain an up to date copy of the title, from £3 per document required.

If the property in the above example is leasehold, our costs would be £915 plus VAT.

An illustrative example of our costs for a freehold property, being purchased at £300,000 with a mortgage from a high-street lender are £845 plus VAT (which includes a fee charged to provide a bank transfer to send completion funds). Disbursements payable to third parties will include search fees (currently charged at £216.30 inclusive of VAT), chancel repair liability insurance (currently £15.79 inclusive of insurance premium tax) stamp duty land tax (where applicable), and fees payable to the Land Registry (average total payable to the Land Registry is £202 including pre-completion searches). As these disbursements vary from time to time, please contact us for the up to date costs.

If the property in the above example is leasehold, our costs would be £1,045 plus VAT.

An illustrative example of our costs for a re-mortgage of a freehold property are £400 plus VAT or £500 in the case of a leasehold property. If a transfer of the title is required alongside the mortgage, the fee charged will be £525 plus VAT in the case of a freehold property or £600 plus VAT of a leasehold property.

Please note that these examples are illustrations only and may not apply to every case. We will be happy to provide you with a bespoke estimate of costs, factoring in all relevant elements of your transaction.

Factors which can increase the costs to be charged include if the legal title is defective, if planning permission and/or building regulations consent have not been obtained for work carried out to a property or if there is a delay in receiving key documents. Costs may also be increased if you require an expedited service.
